Jeddah is a coastal city, and the design has to know it
Humidity, salt in the air and a sun that comes in low over the water change what works in Jeddah. Untreated steel corrodes, MDF swells, dark facades bake, and rooms without cross-ventilation feel heavy even with the AC running. We specify accordingly: marine-grade fixings, moisture-resistant boards, light mineral finishes and shading that follows the west-facing evening sun.
We have already delivered a modern residential complex in Jeddah, designed for a developer who needed strong unit yield without the flat, repetitive look of most mid-rise housing. Do you have an office in Jeddah?
No. Our offices are in Dubai, Cairo, Kuala Lumpur and Damascus. Jeddah work is run from Dubai with site visits written into the contract, and we already have a completed residential project in the city.
Can you design a full residential building, not just interiors?
Yes. Architecture, facade and interiors are one team here. The Jeddah residential complex on this page is an example of a full architectural commission.
What about permits with Jeddah Municipality?
Our drawings follow the Saudi Building Code. Submission is made by a licensed Saudi engineering office of your choice, and we coordinate the set with them.
Which finishes do you recommend for the humidity?

How do site visits work from Dubai?
Dubai to Jeddah is a three-hour flight. Visits are scheduled at survey, at contractor start and at key milestones, and priced into the proposal.
