Designing for Riyadh, not for a stock photo
Riyadh villas have their own logic: a separate majlis for guests, family living turned inward around a courtyard or private garden, and a plan that keeps guest and family circulation apart. Add 45 °C summers, dust, and a municipality that now reviews facades for the Salmani architectural character, and a design copied from a European catalogue simply does not survive contact with the city.
Kenania has designed residential and commercial projects in Saudi Arabia for more than a decade, from villa facades in the Riyadh and Jeddah style to neo-classical interiors for family homes. We work in metric, follow the Saudi Building Code (SBC) requirements for envelope and fire safety, and prepare drawing sets that Riyadh contractors and Balady permit consultants can use without rework.
Our studio is registered in Dubai, two hours from Riyadh by air. Design and 3D development run remotely with weekly reviews; site visits, surveys and contractor briefings are scheduled per contract when the project needs them.

Published “starting from” rates. The final fee depends on the written scope; projects under 80 m² are quoted as a fixed price.

Questions Riyadh clients ask
Do you have an office in Riyadh?
Not yet. Our offices are in Dubai, Cairo, Kuala Lumpur and Damascus. Riyadh projects are managed from Dubai, two hours away by air, with site visits scheduled in the contract.
Can your drawings be used for the Balady permit?
Our architectural and interior drawings are prepared to Saudi Building Code requirements. Permit submission itself is done by a licensed Saudi engineering office, and we coordinate with yours.
How long does a villa interior take?
A 400 m² villa typically needs 3–4 weeks for concept and 3D and another 4–6 weeks for working drawings, depending on how quickly approvals come back.
Do you supervise construction in Riyadh?
We offer milestone site visits and remote shop-drawing review. Full-time supervision is arranged through a local engineer we brief and support.
Which styles do you work in?
Modern, neo-classical, contemporary Najdi and Salmani-inspired facades. The style follows your brief and the street, not a house style.
